Plans submitted for a 1,800 home Swindon Scheme

On behalf of landowner, developer and housebuilder, Capital Land Property Group, Hunter Page Planning is delighted to have submitted the outline planning application for the development of the Great Stall East site to Swindon Borough Council.

The site is allocated in the adopted Swindon local plan as part of the council’s New Eastern Villages scheme, which is intended to see the construction of 8,000 homes, a new district centre, 40 hectares of employment and associated health, retail, education and leisure facilities, including a country park, allotments and other green infrastructure. This allocation is one of the largest expansions in the UK.

The subject proposal provides for a mix of house types which will create a strong and identifiable character. Furthermore, the proposal includes the only source of secondary education within the New Eastern Villages, with the planned school not only set to cater for the proposal's 4,230 population but also the surrounding New Eastern Villages proposals. The proposed educational element comprises land for a 10-form entry secondary school with sixth form, a two-form entry primary school and attendant sports pitches. The plans also provide for a sports hub and a local centre including up to 1,000sqm for shops, cafes, hairdressers and other businesses.

HPP has been assisting the client on this project for a number of months. The preparation work undertaken by HPP has been extensive and has included constructive and collaborative meetings with the local planning authority and stake holder groups. These meetings culminated in a public exhibition in September 2017, where the feedback obtained from members of the public was incorporated into the proposed scheme.

Much of the preparatory planning work has been design led to ensure that the development will maximise landscape features and have a positive impact on the surrounding area. A range of landscape and biodiversity benefits will result from an open space strategy which meets and exceeds policy standards.
